We maintain positive working relationships with local and regional authorities, participate in land tenders, resolve complicated issues related to land rezoning, changes in the categorization of land and its permitted use, land surveys, and advise on the use of investment agreements and incentives to invest in particular regions.

We have assisted clients to successfully resolve land issues throughout Russia, including Moscow, St. Petersburg, Kazan, Rostov-na-Donu, Nizhniy Novgorod, Saratov, Samara, Ufa, Yekaterinburg, Tomsk, Kaliningrad, Volgograd, Moscow and Leningrad Regions.

We have drafted numerous lease agreements for commercial and retail space, including complex leases for incomplete buildings. We have a detailed knowledge of all phases of the lease process, from the letter of intent to the termination notice. CLS has represented IKEA in all its Mega Mall projects across Russia, and in the leasing up of completed malls. CLS is, accordingly, capable of taking on responsibility for all leasing activity in a client's office buildings or retail centers, including negotiations with tenants, completion of term sheets and lease agreements, maintenance of data bases about leases in force, key statistics, dates for lease renewals and comparable lease rates.

CLS works with building owners to systematically identify and remove legal issues at their properties, improve compliance with all applicable legal requirements, and improve the quality of lease practices and, accordingly, the value of clients' properties for financing and re-sale purposes .

CLS experience in the field of complex project support includes working on projects with some of the major and world-renowned retailers and shopping center firms, business centers, major manufacturing facilities (industrial, wood processing, etc.), logistics operators, restaurant chains, golf course and road construction and other sizable projects involving coordination with authorities, rezoning, hookup of utilities and other relevant works.
